AS-BUILT SITE PLAN SERVICES
Document the property as it exists today
An accurate site plan gives architects, designers, contractors and property owners a current reference for the relationship between buildings and visible exterior improvements. AU Design US documents accessible existing conditions and converts the captured information into clear CAD-based site plans matched to the project scope.
Depending on the property and required level of detail, field documentation may combine conventional measurement, Leica BLK360 LiDAR scanning, Matterport capture and available source information.
Document existing site
Record the buildings, parking areas, walkways, curbs, hardscape, landscape features and other visible site elements required by the project.
Define the site-plan scope
Establish which exterior features, dimensions and relationships need to appear in the finished drawing before field work begins.
Deliver usable project files
Provide clear PDF and DWG site-plan documentation prepared around the agreed project requirements.
SITE PLAN CONTENT
Detailed documentation of existing site conditions
The level of detail varies by project, but an As-Built site plan can document the visible exterior conditions needed for renovation, planning, design, facility coordination and related project work.
Buildings & Structures
Building footprints, exterior walls, canopies, accessory structures and other visible improvements.
Parking & Vehicular Areas
Parking spaces, driveways, access lanes, loading areas, pavement edges and related features.
Walkways & Hardscape
Sidewalks, patios, plazas, steps, curbs, retaining walls and other constructed exterior features.
Landscape Features
Planting areas, landscape boundaries, significant trees and other visible landscape elements.
Fences, Gates & Site Features
Fences, gates, signage, bollards, equipment, lighting and other visible property features.
Site Dimensions
Measured dimensional relationships between buildings and site elements.
EXISTING-CONDITION SITE PLAN
Turn field documentation into a clear site reference
Field measurements and captured site information can be organized into a plan that shows the relationships between buildings and the visible improvements around them. The finished drawing provides a practical existing-condition reference for architects, designers, contractors, owners and project teams.
Site-plan scope is established before field work so the documentation focuses on the features and level of detail the project actually requires.
PROJECT APPLICATIONS
Site documentation for residential, commercial and specialized properties
Residential & Multifamily
Existing-condition site documentation for homes, multifamily properties, additions, remodeling and property planning.
Retail & Restaurants
Document buildings, parking, pedestrian areas and exterior site features for individual or repeat-location projects.
Hotels & Hospitality
Capture existing site relationships around guest, public, service and operational areas.
Commercial & Office
Document office, medical, banking and other commercial properties for renovation, planning and facility work.
Industrial & Warehouses
Site documentation for larger facilities, loading areas, access routes and other visible exterior improvements.
Institutional
Existing-condition site plans for schools, churches and institutional properties with varied site layouts.
SITE PLAN WORKFLOW
From field capture to finished As-Built site plan
01
Capture existing conditions
Document exterior features using the optimal combination of field measurement, Leica BLK360 scanning, Matterport capture, and photography.
02
Build the existing-condition record
Review and organize the captured information to establish the locations, dimensions and relationships of the required site elements.
03
Prepare the detailed site plan
Translate the documented conditions into a clear plan based on the agreed project scope and level of detail.
04
Deliver the required project files
Review the completed documentation and provide the PDF, DWG or other agreed project files.
FIELD DOCUMENTATION METHODS
Choose the capture method to match the property
As-Built site plans can be developed from different types of field information. AU Design US selects the documentation method according to the property, site complexity, required level of detail and final deliverables.
Leica BLK360 LiDAR
Detailed dimensional capture for larger, complex or scan-intensive properties where point-cloud data is warranted.
Matterport Documentation
Navigable visual documentation that can provide continued reference to the property after the field visit.
Conventional Measurement
Efficient field documentation for straightforward site conditions or as part of a combined capture approach.
CONNECTED DOCUMENTATION
Site plans can be part of a larger As-Built drawing set
Depending on the project, site documentation may be combined with existing floor plans, reflected ceiling plans, elevations, building sections, point-cloud data, Matterport documentation, Revit models and other project files.
AU Design US can define the site-plan scope on its own or coordinate it with a broader existing-condition documentation package.
PROJECTS OUTSIDE NORTH TEXAS
Larger site-documentation projects may qualify for nationwide service
AU Design US evaluates larger, complex, multi-building and multi-location As-Built projects throughout the United States based on project scope, location, required field work and deliverables.
AS-BUILT SITE PLAN QUESTIONS
Answers for planning your site-documentation project
What is an As-Built site plan?
An As-Built site plan documents visible existing conditions around a property and shows the relationship between buildings and exterior site features. The drawing can include parking, walkways, curbs, hardscape, landscape features, fences, gates and other documented improvements according to the project scope.
When might I need an As-Built site plan?
Current site documentation can be useful before additions, renovations, tenant improvements, exterior upgrades, facility planning, landscape work and other projects where reliable existing-condition information is needed.
What site features can be included?
Depending on scope, the plan may show building footprints, parking areas, drives, sidewalks, curbs, patios, fences, gates, landscape outlines, significant trees, signs, bollards, exterior equipment and other visible site elements.
How are existing site conditions documented?
AU Design US can use conventional field measurement, Leica BLK360 LiDAR scanning, Matterport capture, photography, reliable source information or a practical combination of methods according to the property and required deliverables.
Can you provide CAD files?
Yes. PDF and DWG site-plan files can be provided when included in the agreed project scope. Additional As-Built drawings, models or digital documentation may also be available when required.
Can site plans be combined with building As-Built drawings?
Yes. A project may combine site documentation with floor plans, reflected ceiling plans, elevations, building sections, Revit models, point-cloud data or Matterport documentation when those deliverables are required.
Do you handle projects outside Dallas–Fort Worth?
